To make building works or renovation works is a dangerous adventure which requires circumspection.


You have to respect the contract terms until the official acceptance of work commanded.

Traders are bounds by an obligation of results and do not always benefit from a guarantee of insurance.

Project managers are simply bounds by a best effort undertaking obligation and often benefi drom a guarantee of insurance.

After the date of official acceptance of work which have to mention all the non-conformities and all the visible defects, you can benefit from a guarante of insurance :

- for one year, called guarantee of perfect completion, which is due by the traders,
- for ten years, a legal guarantee during which the builders have to repair all the disorders which compromise the solidity or the habitability of the building (this guarantee of insurance is compulsory).

After ten years, there’s no redress anymore.

You must have a written contracts with a very precise description of the works.

It’s strongly recommended to write that these works will be realized in all-inclusive and definitive price, to avoid unjustified supplementary works.

Before signing a contract, it’s recommended to consult a counsel , who can help you throughout your project in particular during the official acceptance of work, the statement dressed at this time is the act which determines all the future guarantees.
